Children's Homes, Adult Day Cares, and other types of Group Homes are all in the same regulatory category as Home Pluses, known as Residential Care Homes.

All architects learn on the job about how to cobble together a code footprint. Every project is different and there are no specific rules or examples to follow, thus for most architects it's a trial and error process to meet the code reviewers expectations. However, with my extensive experience, I know EXACTLY what the code reviewers are looking for, including all the little "secret" details specific to your project.

 

There are many reasons why working with Kansas Code Plans saves you time and money that other architects simply can't match. First, the state takes at least 30 days to review your code plan, if your architect doesn't have all the right information (and they won't), the state will fail the plan, and then they'll have to resubmit a corrected plan, which takes ANOTHER 30 days. That's another month that your business isn't open, isn't making revenue, and that you are paying a mortgage and bills for. The second way I save you money, is that with just a few simple questions I know exactly how much it'll cost to do your code plan. I have drawn so many residential board and care homes that I can predict within minutes how much work it will take for me to meet your expectations. Other architects will ask you lots of questions, then go back to their desk, guess at some numbers, and then email you a figure the next day. Don't over pay for what THEY don't know. I use a laser to get quick & accurate measurements of your home, and I know exactly what to look for when I am visiting your home.

Rules and Regulations

Kansas Department of Health and Environment (KDHE) has a very large regulation manual for care
facilities. Unfortunately they aren't very clear about what features your home MUST have; and the State Fire Marshal's office doesn't have any published requirements. I can walk your home with you and point out what needs to be fixed or changed to pass inspection.

Code Plan

I know the "secret" items the code officials want on your home plan based on our years of experience in the  business. Don't waste time with other architects who'll have to resubmit your home plan again and again until they get it right.

Free Exit Plan

No one ever tells you this until its too late, but guess what, you'll fail your final inspection if you don't have an emergency exit plan posted in your home! I always include a customized exit plan FREE with every project!

Remodel

OK, so you've bought a home, but you need to move a few walls and convert the garage to new bedrooms. Whatever your remodel plans are, I can create a simple and affordable remodel plan that you can you use to get bids from contractors.
